Tenant Selection Plan Details
- The Tenant Selection Plan (TSP) template is provided by the Illinois Housing Development Authority (IHDA) with minimum program requirements. The property ownership adds more specific detail and additional criteria for applicants’ tenancy to be approved.
- The Property Manager will use the TSP to determine an applicant’s suitability for the project.
- Qualifying for a Preference will elevate the application to a higher priority.
- The Housing Authority will determine the applicant’s eligibility for the Voucher program.
- Rental housing for seniors age 62 and older.
Tenant Selection Plan Requirements
- Must meet income requirements
- All households must be age 62 or older
- Verification of Income
- Verification / References of previous housing
- Home Inspection
- No current drug use or inappropriate behavior
- Must pass background check; at minimum:
- Credit: No repeated instances of eviction and/or non-payment of rent. No eviction in the last 3 years for drug-related activity.
- Criminal: No household member who is subject to a state sex offender lifetime requirement. No criminal convictions of violent crimes against people or property in the last 3 years. No criminal convictions in connection with the manufacture of controlled substances within the last 5 years.
Can I Afford to Live Here?
All applicants must fall into the Area Median Income (AMI) and meet income requirements in order to qualify for a unit.

As you can see by the chart, there are a total of 25 units that must fall into the 60% Area Median Income (AMI) range. If you do not fall into one of the ranges, you will be ineligible for one of these units.
